What is the process for concrete removal and replacement?
We will perform a full depth saw cut to separate the failed area from the surrounding pavement. Excavate the concrete and failed subgrade to proposed and required depths. Verify sub grade compaction then install expansion joints to match existing. Install rebar steel and area dowels to prevent separation and create added strength. Pour concrete mix to required depth then float to appropriate finish.
What is (FDR) Full-depth asphalt reclamation and pulverization?
Full-depth reclamation or pulverization with cement is a cost effective stabilizing pavement solution in which deteriorated asphalt pavement and the underlying base materials are pulverized in place then mixed with cement and water to form a cement-treated stabilized sub grade. A new asphalt surface layer is then installed.
When should pavement be reconstructed?
When there is extensive damage or “alligator” cracks, it is more effective and cost-efficient to completely reconstruct than to do an overlay.
How long should newly installed pavement last?
This is dependent on many factors including the quality of the existing and surrounding pavement and sub grade, weather patterns, vehicular traffic type and load, thickness of existing pavement, and condition of the existing pavement and subgrade. With proper routine maintenance and repairs a parking lot or driveways lifespan could be increased by 15 – 25 years.
How long before traffic is permitted on newly repaired surface?
Proposed downtime will be determined during the consultation and proposal process. A plan will be developed prior to any construction minimizing the effects on traffic flow. How is an asphalt overlay performed?
The process of overlaying asphalt commonly includes crack treatment and a leveling course in selected areas of the old surface ensuring a smooth and even surface when adding the new asphalt overlay. Transitions or “tie-ins” are made at all applicable points to improve drainage and visual appearance. An overlay is then introduced consisting of a 1 ½” – 2” compacted mat of asphalt with either 3/8” stone or 1/4” stone.
How long will a new asphalt overlay last?
Additional life expectancy for an overlay or resurfaced parking lot is 8-10 years with proper maintenance and seal coating application.

What is seal coating?
Coal Tar and asphalt emulsion pavement sealers are designed to protect and beautify your asphalt parking lot and driveways. Seal coating prevents oxidation of the asphalt binder, prevents weather damage, reduces maintenance costs and adds years of life to your pavement.
How long should vehicles stay off the pavement surface after sealing?
The seal coat should be allowed to cure a minimum of 24 hours after the application of the final coat prior to opening the surface up for traffic flow.
Why should I use crack filler on my parking lot or driveway?
“Hot” crack filler is utilized on cracks that are more random and are less susceptible to movement. Crack filler is normally utilized on parking lots and driveways. Its purpose is to fill the existing cracks keeping out harmful moisture that can potentially create more extensive damages to the surface as water undermines the sub-grade.
How are parking lots painted or line striped?
Most business owners or property managers will hire an experienced contractor which uses a striping machine that is specifically designed to paint parking lots. The paint is formulated for the specific purpose of marking pavements and line striping. It is not the same as house or industrial paints.
Does the parking lot need to be closed?
Many projects are completed overnight in a few hours so not to affect traffic flow. Weather and temperature is a major factor with overnight paint application. Giordano Construction Inc.® will evaluate with management as to the best time and approach for a successful project completion.
How long does the paint last?
There are many variables that determine the life expectancy of a line striping and marking job. The type of surface, surface dirt and debris, and daily traffic use all affect the life of the paint job.
What is resurfacing and what is reconstruction?
Pavement resurfacing (also known as an overlay, asphalt overlay or pavement overlay) is the process of installing a new layer of asphalt over the existing pavement. This new layer is generally 1.5 – 2 inch in depth. Pavement reconstruction is the process of installing both the sub-grade asphalt layer as well as the top pavement overlay layer.
When should a parking lot or driveway be resurfaced?
When the surface has become heavily oxidized but the base (also known as sub-grade) remains in stable condition. The condition of the sub-grade can be tested through core-testing when there is any concern or question of what shape it is in.
