Project Overview
KIMCO Realty Corporation, a leading commercial retail property management company, faced a major infrastructure issue at the historic River Oaks Shopping Center, originally built in the 1930s. A 300-foot section of the storm drain line had collapsed, causing frequent flooding, slip hazards, and the loss of valuable parking spaces during heavy rains. For a high-visibility property with luxury retail stores, restaurants, and constant traffic, downtime and parking disruptions meant immediate revenue loss for tenants.
KIMCO required a safe, cost-effective solution to be completed within ten working days, ahead of the summer season. Traditional planning and engineering processes were not feasible within the time constraints, and the client demanded minimal impact to the property and existing paving.

Phase I: Preparation and Pipe Removal
- Created a safe and secure work zone for customers, tenants, and crews.
- Self-performing crew saw-cut and removed sections of existing concrete paving.
- Excavation completed with rubber-tracked machinery to protect the surrounding paving.
- Removed collapsed storm pipe and prepared a new trench with correct drainage elevations.
Phase II: Pipe Installation and Restoration
- Plumbing contractor installed the new pipeline and secured city inspection approval.
- Giordano backfilled the trench with cement-stabilized sand and regraded the sub-base.
- Crew placed steel reinforcement and poured ready-mix concrete to match existing paving.
- Final touches included joint sealants, striping, and a city-approved permit closeout.
