How to Decide If Your Parking Lot Needs a Surface Overlay
If your parking lot is experiencing areas of standing water, pot holes, looks aged and worn, and is not experiencing base sub-grade failure then it is time to invest in an asphalt overlay.
An asphalt overlay is an additional layer of asphalt that covers imperfections on the existing asphalt surface. Asphalt overlays are commonly applied to driveways, parking lots, and pavement that have minor damage such as light cracking, mild deterioration or slightly sunken areas. The process of overlaying asphalt commonly includes crack treatment and a leveling course in selected areas of the old surface ensuring a smooth and even surface when adding the new asphalt overlay. Transitions or “tie-ins” are made at all applicable points to improve drainage and visual appearance. An overlay is then introduced consisting of a 1 ½” – 2” compacted mat of asphalt with either 3/8” stone or 1/4” stone. Asphalt overlay thickness varies and is specific to use, load and surface traffic and volume.
When asphalt parking lots or driveways become too deteriorated, heavily oxidized and require base sub-grade repair then a (FDR) Full-depth restoration may be in order.
